Located in the Salt Lake City area, this mid century modern home isn&#8217;t even listed on the MLS yet, but is available for sale. Built in 1976 It is 3 to 4 stories hight with lots of large windows with a valley view and a detached two car garage. The home has 4 bedrooms and 2 bathrooms and is 2,490 square feet. Perhaps one of my favorite parts about the home is the amazing .60 acre lot that it sits on. Ohh, and the price you say? How does 279K sound. Yeah, it&#8217;s that good.</p>

<p>4055 Jupiter Drive is in Olympus Cove just a couple blocks from my house, in fact I pass it every day on my way to work. A month or two ago I noticed this wonderful teak rainscreen going up, and just last week I found out the house is now for sale. It turns out one of my friends Geoff Tice has been remodeling this wonderful little 1955 mid-century home, and he has done a great job!</p>

<p>I had a chance to walk through it a couple days before Christmas and I was seriously impressed. Nothing is over the top, but the quality of the work and the attention to detail are bang on. The kitchen has custom cabinetry with Blum hardware, Hanstone countertops, nice Bosch refrigerator and Thermador Pro stove.</p>

<p>Both bathrooms are equally decked out with dual flush toilets etc. The thing that really got me the most excited was the $325,000 price. That not much more than what we paid for our house, and 4055 Jupiter Drive is completely done. Geoff did an great job of pulling off a truly affordable modern restoration on a mid century home in a great neighborhood. Did I mention you could be my neighbor if you bought this house?</p>

Some of the details of the remodel include radiant heated concrete floors and beautiful custom kitchen cabinetry. The lot that the home sits on is perhaps one of the best parts. Just three miles up Emmigration Canyon it is close to the city but feels completely isolated. The home is nestled in the back corner of the lot and has a lovely yard and lots of mature tree&#8217;s surrounding it. Lots more pictures below.</p>

			<content:encoded><![CDATA[<p>When I heard about the <a href="http://www.garbetthomes.com/solariscollection.html" target="_self">Solaris</a> Collection out at <a href="http://www.daybreakutah.com/" target="_self">Daybreak</a> I had to see it for myself, so last Saturday I packed up the family and headed out to <a href="http://www.daybreakutah.com/" target="_self">Daybreak</a> to see what we could learn. I honestly expected that I would be disappointed, that somehow the homes would be fatally flawed because it seemed too good to be true. I wasn&#8217;t disappointed (mostly).<img src="http://utahmodern.org/files/2009/08/IMG_81141.jpg" width="480" height="300" alt="IMG_8114.jpg" /></p>
<p>The two model homes, style A and style B are built in the Northshore section of <a href="http://www.daybreakutah.com/" target="_self">Daybreak</a>, the newest, but certainly not the last of three phases of development. I was surprised to find a few really decent pieces of architecture near by, including a great visitors center and some modern lofts. There were certainly plenty of &#8220;Pleasantville&#8221; style streets, but that was what I expected. Truth be told, Daybreak actually has more architectural variety then most new suburbs these days.</p>

<p>The <a href="http://www.garbetthomes.com/solariscollection.html" target="_self">Solaris</a> homes sit on a rather small lot with the average size being 4,500 sq/ft (.10 acres) which something you would expect to find in a old 50&#8217;s neighborhood not a new suburb. Refreshingly the overall square footage of the houses are a lot closer to 50&#8217;s standards than they are to 2009&#8217;s. The smaller of the two styles, style A, is a 3 bedroom 2.5 bath that takes up a efficient 1,442 square ft. That small size is part of the secret to the amazing $206,000 price tag. For an additional fee it could be made 670 sq/ft bigger by adding a basement. Style B is slightly larger at 1,961sq/ft without a basement and 2,791 with. It includes a wonderful double height ceiling on the main floor and a slightly more spacious master bedroom and bathroom. Pricing is expected to start at $239,000 for style B. Included in that price for both homes is a large roof to solar panel system.</p>

<p>The interiors of both homes were very well done and had some lovely interior surfaces. Both models were slightly above base price due to flooring options such as hardwood throughout instead of carpeting. I was especially impressed with the tile in the kitchen and bathrooms which appeared vary high end. Of the two models my friends and I both agreed that model A had a better overall layout and feel to it, although I was pretty fond of the double height ceiling in model B. Luckily both homes will be offered with three different variations that change the overall floor plan, and even the square footage. This along with 5 different exterior colors should help to ease the feeling that you have a cookie cutter modern home.</p>

<p>Phase one construction of the Solaris homes is planned for the South Station area of Daybreak which seemed to me to be less desirable than the Northshore area of the model homes. The one nice thing about the planned development is that is sit right next to a charter school that has some really nice architectural features to it. &nbsp;&nbsp;</p>

<p>The homes can be built in an astonishing 30-45 days. That efficiency in construction is another thing that helps to keep costs down. The builder <a href="http://www.garbetthomes.com/" target="_self">Garbett homes</a> hopes to have all 20 families into their new homes by Thanksgiving. Currently over half of the homes are spoken for. <a href="http://www.garbetthomes.com/" target="_self">Garbett</a> plans to build a phase two in the Northshore area, but details are still being worked out as to the exact location and how many.</p>

<p>If you live in Utah, you&#8217;ve probably heard of the massive planned community way out west &#8211; <a href="http://www.daybreakutah.com/">Daybreak</a>. It&#8217;s suburbia gone so&#8230;right? Wrong? Old school? However you feel about it, it represents the old suburban dream of our parents and grandparents, among other things. It has that same eerie charm of a perceived perfection &#8211; <a href="http://www.imdb.com/title/tt0120789/">Pleasantville</a> type quality. Up to this point, I&#8217;ve mostly avoided it (it&#8217;s creepy!) and its targeted marketing. But earlier this week I received a very &#8216;hip looking&#8217; mailer with a very modern looking home printed on 100% recycled paper boasting about &#8220;3 new ways to live in Utah&#8221;: <i>Ultra-modern single family homes, row homes, and lofts &#8211; unlike anything you&#8217;ve ever seen in the Salt Lake Valley.</i> And it was right &#8211; I&#8217;ve never seen anything like it in Utah, let alone Salt Lake. I was intrigued. (About that targeted marketing&#8230;)</p>
<p>
So I checked out these new ways of living in the Beehive State and I liked what I saw, or at least I liked that people were starting to embrace a new kind of aesthetic in Utah. It was almost enough to buff out the &#8220;creepy&#8221; from Daybreak&#8217;s perfect patina. &nbsp;&nbsp;<a href="http://www.daybreakutah.com/themix/">See it for yourself</a> and share your thoughts. Would you live there? Why or why not?</p>

While someone put a sloped roof on it, and paved over the front yard, the interior is completely original, with really great built- ins, stacked stone fireplace, a nice floor plan, lots of windows onto a big back yard, and some great Macdonald details. I don’t imagine that it would be too big of a deal to put the roof back to original, which would go a long way into fixing the house.</p>
